Preston Hollow zoning runs from 10,000-square-foot lots to one-acre-per-home districts, and Old Preston Hollow commonly holds half-acre to two-acre-plus properties. At that scale a landscape is a phased master plan — grading, trees, garden rooms, lighting and irrigation designed together — which is why North Dallas properties are designed in 3D only.
Dallas's Article X tree conservation exempts single-family lots under two acres — but two-acre-plus estates are covered (protected trees from 8 inches DBH), a demolition permit strips the exemption from any lot, and Neighborhood Forest Overlays can opt whole blocks into protection. On teardown-rebuild projects, in particular, tree strategy has to precede the wrecking ball; our plans mark status tree by tree.
Dallas Water Utilities caps irrigation at twice a week year-round by your address's last digit — even addresses Sunday and Thursday, odd Saturday and Wednesday, never Monday, Tuesday or Friday — with the 10 a.m.–6 p.m. ban now year-round and rain-and-freeze sensors required on automatic systems. Violations run $250 to $2,000, so the irrigation design isn't an afterthought; it's engineered into the plan.
Much of North Dallas sits on the White Rock Escarpment's Austin Chalk: thin, alkaline, fast-draining soils where cedar elm, live oak and chalk-country natives thrive and acid-loving plants sulk. The palette and the soil preparation are different from clay-country work a few miles north — and getting that right is most of the battle.

Unlike the suburbs, most North Dallas neighborhood associations are voluntary — Preston Hollow's associations focus on security and advocacy rather than approvals — though Greenway Parks does enforce architectural guidelines. Where review exists we prepare the submission; where it doesn't, the constraint is the city itself.

On a single-family lot under two acres, generally no — Dallas's Article X exempts it. On two-acre-plus estates protected trees (8 inches DBH and up) are covered, a demolition permit removes the exemption from any lot, and some blocks have opted into Neighborhood Forest Overlay protection. We verify status per tree before any removal is designed.
Twice a week maximum, year-round, by your address's last digit: even addresses Sunday and Thursday, odd addresses Saturday and Wednesday — never Monday, Tuesday or Friday — with no automatic irrigation 10 a.m.–6 p.m. and rain/freeze sensors required. Fines run $250–$2,000, so we design irrigation and plant selection to live comfortably inside the rules.
Alkaline-loving, chalk-adapted species: live oak, cedar elm, Texas natives and Mediterranean-climate plants that want sharp drainage. Azaleas and other acid-lovers fail here without heroic (and short-lived) soil intervention — the design starts from what the escarpment supports.
Design takes two to four weeks for a single phase and longer for estate master plans; October–November is the prime planting window. Book the consultation by October 1 to plant in the window.
