Allen sits on the Blackland Prairie, and Houston Black — the Texas state soil — is expansive: it swells wet and shrinks dry, which heaves edging, cracks poorly-built hardscape, and drowns plants set at grade. We spec raised beds, compacted select-fill under hardscape, and species that tolerate clay, and we design drainage before we design planting.

Two watering days, plan for them

Allen (an NTMWD member city) assigns two watering days per week — even addresses Monday and Thursday, odd addresses Tuesday and Friday — with no sprinkler irrigation from 10 a.m. to 6 p.m. April through October and one winter watering day. We design drought-tolerant structure plantings and drip-zoned beds so the yard looks finished on that schedule.

Quarter-acre lots that live larger

Most premium Allen lots run about a fifth to a third of an acre — Estates of Twin Creeks stretches toward an acre. At that size every square foot is in view, so we design the whole lot as one composition: sight lines from the kitchen, screening from neighbors, and turf only where it earns its place.

Allen's Land Development Code includes tree preservation provisions (§7.06). Before any removal is drawn into a plan we confirm current requirements with the city's Community Development department, so the design never depends on a tree you can't legally take out.
